Smoke and carbon monoxide alarms: rules for landlords

Block of flats with balconies

The Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 came into force in England on 1 October 2022 and apply to most private and social rented homes.

What landlords must do

  • Fit at least one smoke alarm on every storey used as living accommodation.
  • Fit a carbon monoxide alarm in any room with a fixed combustion appliance (such as a boiler or wood burner), excluding gas cookers.
  • Check alarms are working on the first day of each new tenancy.
  • Repair or replace faulty alarms once you are told about them.

HMOs and larger buildings

Houses in multiple occupation and blocks of flats often need a mains-powered, interlinked fire alarm system, emergency lighting and fire doors — guided by the building’s fire risk assessment.

How we help

We inspect and certify fire alarm systems from £72.99 and emergency lighting from £54.99, and can advise on exactly what your property needs.
