In England, the Electrical Safety Standards in the Private Rented Sector Regulations 2020 require landlords to have the electrical installation inspected and tested at least every five years — or sooner if the report says so — and to give a copy of the report to their tenants.

Every 12 months. Landlords must have every gas appliance, fitting and flue checked by a Gas Safe registered engineer each year and give tenants a copy of the record.

Under the Regulatory Reform (Fire Safety) Order 2005, a fire risk assessment is required for workplaces and commercial premises, and for the common parts of multi-occupied residential buildings such as blocks of flats and HMOs. Domestic assessments start from £74.99 and commercial from £148.99.

If your building was built before 2000, asbestos-containing materials may be present in ceilings, floor tiles, pipe lagging, textured coatings and roofing. A survey is recommended before any renovation, maintenance or demolition work.
