The landlord safety certificate checklist

House keys in a front door

Keeping a rental property compliant means keeping track of several different checks, each with its own deadline. Here are the main safety items to plan for.

Every rental property

  • EICR — at least every five years.
  • Gas Safety Record (CP12) — every 12 months if there are gas appliances.
  • Smoke alarms on every storey and CO alarms where required, checked at the start of each tenancy.

HMOs and blocks of flats

  • Fire risk assessment for common parts, kept up to date and recorded in writing.
  • Fire alarm and emergency lighting inspections and certificates.
  • Fire door checks.

Older properties

  • Asbestos survey before refurbishment work on buildings built before 2000.
